Heartland Partners is a privately held, full service commercial real estate acquisition and development company headquartered in Nashville, Tennessee.  Our primary focus is identifying, acquiring and enhancing the value of existing office and mixed-use assets with value-add potential in tertiery markets throughout the central southeast.

Heartland Partners' founding principal, Brian Schiedemeyer, has extensive experience in developing, acquiring, leasing and managing office, retail, light industrial and mixed_use properties.  Brian's vast experience provides our partners with a seasoned professional that is intimately involved in all aspects of owning and investing in real estate.   

Involved in the development and acquisition of commercial properties since the early 1990's, the Company's founding principal, Brian Schiedemeyer, has extensive experience in all aspects of commercial real estate.  

Heartland Partners also provides third-party services to owners of commercial real estate, including asset acquisition and disposition analysis, leasing, property management, development & project management, and consulting.

A Quarter Century of Experience

Heartland Partners' founding principal, Brian Schiedemeyer, has a broad range of experience in the commercial real estate industry.  Brian's career experience is as follows:

2002 – 2014 l FRI INVESTORS

Senior executive for a privately held, full-service commercial real estate company. COO of a portfolio totaling 2.2 million square feet of commercial office space. Integrally involved in all aspects of the business platform.

  • Analyzed and underwrote in excess of 40 new acquisition pursuits, each ranging from $15M to $200M in asset value.
  • Responsible for the underwriting and closing on a $16M loan acquisition for a 200,000 square foot mixed-use CBD property in Greenville, SC.
  • Directly responsible for repositioning the 200,000 square foot CBD property in Greenville, SC over a three year period, requiring the renewal on 40% of the rent roll, securing replacement tenants for 60% of the rent roll, and managing $7M in capital and tenant improvements.
  • Managed a property management staff of 7 employees, negotiated in excess of 80 lease transactions valued at more than $31 million and managed in excess of $20 million in capital improvements during a six year period of managing and leasing a 600,000 square foot CBD office tower in Nashville, TN.
  • COO of a 687,000 square foot multi-tenant office campus in Greensboro, NC, responsible for a staff of 10 employees managing all phases of property management, leasing and tenant/capital improvements.
  • COO of a 416,000 square foot, Class A office portfolio consisting of two mid-rise office buildings in Greenville, SC, managing a property management staff of 5 employees while personally performing the tenant leasing and construction management of the tenant improvements.
  • Negotiated 12 lease transactions valued at approximately $1.5 million during a six month period of leasing a 166,000 square foot twin mid-rise office property in West Palm Beach, FL.
  • Personally provided third party development and construction management services to other real estate companies.

1998 – 2002 l TRAMMELL CROW COMPANY

Responsibilities included conceptual estimating during due diligence period of site acquisition, originating overall development budgets, developing RFP’s for the selection of both the design and construction teams, administering the contracts of both the design and construction teams, visiting the construction site to ensure construction quality control and assurance, assisting brokers in defining tenant improvement costs during lease negotiations, and managing the tenant improvement construction through occupancy.

 

Development Management Experience:

  • $12.5M, 115,000 square foot, 4-story, build-to-suit, class A office building on 8 acres
  • 207,500 square foot warehouse/distribution facility on 10 acres
  • 68,000 square foot retail shopping center anchored by Food Lion and CVS Pharmacy
  • Site development to accommodate a 345,000 square foot warehouse distribution facility

Project Management Experience:

  • $2.1 million capital & tenant improvements to an existing 400,000 square foot warehouse/distribution facility
  • $4.1 million in capital improvements on a 330,000 square foot warehouse/distribution facility
  • $1 million blood laboratory renovation for the Nashville Chapter of the American Red Cross
  • $1 million in capital improvements on two ExxonMobil Tiger Market stores
  • Numerous tenant improvement projects for warehouse/distribution, office and retail tenants

 

1991 – 1998 l TURNER CONSTRUCTION COMPANY

Responsibilities progressed from field engineering to Project Superintendent and eventually Project Manager on various project types with an aggregate contract value in excess of $100 million.

New Construction Project Experience:

  • 150,000 square foot medical education facility – Columbus Children’s Hospital
  • 100,000 square foot ambulatory care facility – Columbus Children’s Hospital
  • 30,000 square foot mental health facility – Nashville, TN
  • 20,000 square foot addition to Pillsbury Toaster Strudel food plant Murfreesboro, TN
  • 30,000 seat Division I college football stadium addition/renovation – Murfreesboro, TN

CURRENT PROJECTS

CAROTHERS SELF STORAGE l Brentwood, TN

Heartland Partners recieved Brentwood Planning mmission approval to develop a 4-story clite controlled self-storage facility to be located at 1734 Carothers Parkway in Brentwood, Tennessee.  A late summer 2015 groundbreaking is anticipated.

231 PUBLIC SQUARE l Franklin, T

Heartland Partners is thrilled to be a partner in the acquisition and redevelopment of 231 Public Square in historic Franklin, Tennessee.
